At Home – Kingsbridge satisfies your desire for active, easy living.

In its very first year, Kingsbridge Townhomes in Longmont has achieved some coveted milestones. According to Metrostudy, which provides market information to the housing industry, in 2010 Kingsbridge ranked fourth in sales in the Front Range territory that stretches from Longmont to Castle Rock. With 25 sales for the year, Kingsbridge sold just three fewer than the leader, which had 28 townhome sales in the Front Range.
And, in Boulder County, Kingsbridge captured first place in townhome building permits and sales.

“These are amazing numbers,” says Paul Gortzig, sales and marketing manager of Boulder Creek Life and Home, builder of the Kingsbridge Townhomes. “Our buyers choose Kingsbridge as their place to live because of the wonderful location, superior construction practices and attractiveness of the architecture. We are very excited for 2011 as we continue to lead the region with great values and low-maintenance, energy-efficient living.”

Location is first

Rachael Roberts moved from Littleton to her Kingsbridge townhome in mid-December. She was starting a new job as an operating-room nurse at Boulder Community Hospital and needed to settle in quickly. “I have to live within 30 minutes of the hospital because I am on call,” she says. “Convenience is one of the reasons I picked Kingsbridge; I am only about 20 minutes away from work. I just go across the Diagonal Highway.”

The move went smoothly. “Brent Patterson and Bill Besher in the sales office and Boulder Creek Builders made everything quick and easy for me. I even used the mortgage lender they recommended.”
Roberts knew what she wanted. “My four reasons for choosing Kingsbridge were first, location; second, price; third, they’re brand new; and fourth, the great designs. You pay your monthly HOA fee, and they take care of the exterior. I am not an outside, yard- work person. I never know when I’m going to get a call to go to work, and here I don’t have to shovel snow.”

She is pleased with her energy savings, too. “I think it’s good that the homes here are built green and energy efficient. I like the idea of not depleting the environment. My current heating bill is only about a third of what I paid when I lived in Denver, in a place half the size of this place.”

For recreation, Roberts spends time outdoors with her poodle, Sailor, and newly adopted Koa, a retired greyhound. “I like that it’s not completely built-up here – there’s countryside less than a mile away. I can take a five-mile walk with the dogs. Vic’s coffee shop is a mile up the road, and Sailor and I love to sit outside.”

Built for the way you live

With four floor plans to choose from, Roberts selected a Milan model, a home built on the end of the building. “The townhomes are brand new and very nice. I got everything on my wish list – a two-car garage, two-bedroom home, 1,500 square feet, not too small, not too huge. The garage is oversized, and I have a truck, an oversized vehicle. I have a storage room in the front of the garage, with an additional 340 square feet. My home was a really good value. If you buy early enough in the building process, you can choose everything you want.”

The townhomes range in size from 1,400 to 1,793 square feet, each with three bathrooms and either two or three bedrooms, and a private attached two-car garage. The architecture is stylish and imposing, with attractive stonework and columns, and a courtyard concept.

Among the many included features are maintained landscaping throughout the community, 8-foot to 11-foot ceilings on the main floor, Tharp oak hardwood cabinets, and low VOC paints for healthier indoor air.

“Homebuyers get excited about the quality of the homes, especially compared to other new construction in the area,” says Bill Besher of the sales team. “Their choices in West Longmont are often limited to older, less efficient homes with no opportunities for personalization. These are not your typical townhomes. People need to come inside and take a look at the single-family living that’s available in these high-efficiency homes. I hear it all the time, ‘Wow, I didn’t expect all this in here.’”

Kingsbridge is set in a quiet area, within a mile of shopping and restaurants, with amazing recreational opportunities nearby – trails, hiking, skiing and tourist activities. Besides all that Longmont has to offer, residents love the proximity to Boulder, whether for work or leisure.

“Business is very good,” says Brent Patterson of the sales team. “People love the low-maintenance lifestyle, the freedom from maintaining a house, the time it frees up in their schedule to pursue their own activities and desires.”

Quality-built, green and efficient

Kingsbridge townhomes are constructed to Built Green standards and qualify as Energy Star® homes. Each home boasts dozens of green features, such as an Advanced Insulation Package that goes beyond the building code to provide a more comfortable home and results in lower energy costs; and certified composite wood trim and decking materials to reduce the use of natural materials. Homeowners never cringe when their electric bill arrives. In fact, they look forward to seeing how much they saved on energy costs.

Boulder Creek Life and Home

Kingsbridge Community Comes Alive with First Homeowners

When Boulder Creek Life and Home brought its high-value homes and low-maintenance lifestyle to Kingsbridge in Longmont, this was a community waiting to happen. Now, after considerable planning and effort, the first townhomes are complete and new homeowners are eager to move in.

Kingsbridge’s first homeowners, Michael and Toni Monticello, are just days away from moving into their new home. “We had been watching this location for a while, and in December we saw the Kingsbridge sign,” Michael Monticello says. “We’ve looked all over at townhomes, but for the money, the value and the floor plan, we fell in love with Kingsbridge.”

But there was just one catch: the Monticellos had to sell their current single-family home first. Working with Charles Souza, broker/owner of Metro Brokers – Team Lassen in Broomfield, the home was under contract in just eight days. “We emphasize three factors when selling in today’s market,” Souza explains. “Price correctly, market aggressively and stage the home to accomplish the ‘wow’ effect. You hear stories about how the market is a scary proposition. You just need to be smart about how to make the transition work for you. Analyzing one’s specific situation is the key to success.”

Souza says that the opportunities for buyers right now are tremendous. “With the current low interest rates and attractive pricing, your buying power is much greater than it will be in a few years or beyond.”
The Monticellos, who are downsizing from a single-family home, chose The Milan floor plan, a two-bedroom-plus-loft or three-bedroom design that includes a main floor laundry, optional family room with fireplace, center kitchen island and generous storage room.

Besides the home’s features, the Built-Green construction was an important factor in the Monticellos’ decision. Their home is framed with 2×6 lumber (instead of the standard 2×4) and equipped with low-e windows, composite sidings and decks, Energy Star® appliances, and a centrally located, high-efficiency furnace and water heater. An air-sealed building envelope helps to ensure maximum insulation value – and keep utilities bills low. “When I saw the home and how it was built, I thought, ‘this thing’s built like a fortress,’” Michael says.

Homeowners enjoy a year-round, “lock and leave” lifestyle, with all exterior maintenance and services taken care of by the HOA. “Having all the snow removal, maintenance and lawn care taken care of, that’s definitely the way to go,” says Monticello.

The Monticellos report that working with Boulder Creek Life and Home made the home buying experience a pleasure. “It was great,” Michael says. “They were extremely knowledgeable and friendly, and they weren’t pushy. They showed us the home, and the product sold itself. We got to pick out all the finishes and trim, working with the design center, and there was a good range of choices. We’re very excited about moving into our new home.”
Located in Longmont’s Renaissance neighborhood, Kingsbridge will include 134 residences at build-out. Four floor plans offer two or three bedrooms with 1,400 to nearly 1,800 finished square feet. Each residence also includes a private two-car attached garage. Unlike condominiums, residents own both the townhome and the land it sits on.

“Our location in southwest Longmont is ideal for people working in Boulder, at IBM or other tech jobs along the Diagonal Highway corridor,” says Brent Patterson, sales manager for Kingsbridge. “And it’s just minutes from retail centers and community amenities.”

Why Buy A New Home?

As a new home builder, we specialize in brand-new building…but often notice a disconnect when buyers wonder why they’d go for new construction.  Here’s a quick rundown of the benefits of a new home:

Freedom of Choice:  New home construction means that you can choose many facets of your home instead of having them handed down to you.  From the homesite to the finishes in your kitchen, new construction means plenty of choice and customization.

Green Construction:  Each of our new homes is built green…a feature you simply can’t buy in older homes.  Building green up-front means you won’t have to upgrade later…and can significantly reduce your impact on the Earth’s carbon load and pollution while saving you money in the short term.

Low-Maintenance:  Let’s face it…structural and landscaping issues are the name of the game when you buy an existing home.  But Boulder Creek homes are new and under warranty, which means that repairs are our problem, while our lock-and-leave, low-maintenance commitment forever frees you from shoveling snow and mowing lawns.

Ground-Up Communities:  New homes allow you to be truly invested in your up-and-coming neighborhood, creating community from the ground up.  And with our reasonably-priced homes with access to so many recreational opportunities and amenities, there will be plenty of ways to enjoy your new lifestyle with your new friends.

Did you know that new home construction through Boulder Creek Life and Home starts at under $200,000 in Boulder County?  Visit our website http://livebouldercreek.com for more information…and consider new home construction as you prepare to invest in a home!

Kingsbridge – Daily Camera At Home

The past year has seen a virtual reshuffling of the deck in the world of business. Brand-name companies have gone through cycles of downsizing or simply ceased to exist. The housing industry has been no exception, as major homebuilders have scaled back developments or left the marketplace entirely.

Amidst the turmoil, however, local homebuilder and community developer Boulder Creek Life and Home has stayed the course, focused on creating vibrant neighborhoods with innovative, Built Green® homes and low-maintenance living. And more than merely surviving, the builder has actually found this to be a time of growth and innovation.

“I actually like how this market has challenged the traditional ways we manage our business,” says sales and marketing manager Paul Gortzig. “We have remained focused on our core principles, and more so, we have stayed focused on our homebuyers. The challenges we experienced led us to innovative solutions to not only manage our business, but also to find ways to grow our business. In a time when other companies have been downsizing their staff, we have steadily grown our team with talented professionals.” The National Homebuilding industry has taken notice as well, bestowing the company with a Development of the Year Award from the National Association of Home Builders.

Gortzig reports that the local home market is turning around, evidenced by sustained interest and sales at each of the homebuilder’s neighborhoods. “People are acting with confidence on plans that they had put aside for a while,” says Gortzig. “The activity Boulder Creek has experienced in the fourth quarter of last year supports the confidence and optimism we have moving into 2010. It’s an exciting time.”

Founded more than three decades ago, Boulder Creek Life and Home’s active lifestyle communities now include The Heritage at Vista Ridge in Erie, Erie Village, Blue Vista and Shadow Grass Park in Longmont, and Calmante in Superior.

Announcing a New Active Lifestyle Community in Longmont
Adding to its already impressive portfolio, Boulder Creek Life and Home now announces Kingsbridge, a community in the Renaissance neighborhood in Longmont, which will include 134 townhomes at build-out. “This location in southwest Longmont is ideal for people working in Boulder, at IBM or other tech jobs along the Diagonal Highway corridor,” says Brent Patterson, sales manager for Kingsbridge. “And it’s just minutes from retail centers and community amenities.

“We are offering these homes at very attractive introductory prices to the first 10 homebuyers. We have created undeniable value with the intention of making a big splash in the market. When people see this incredible value at Kingsbridge, we are very confident they will respond.”

Like every home Boulder Creek Life and Home builds, each will be constructed to Built Green standards, with 2×6 framing, low-e windows, composite sidings and decks, Energy Star® appliances, centrally located, high-efficiency furnaces and water heaters, and air-sealed building envelopes to ensure maximum insulation value.

The company has taken the standard of green building far beyond “concept” and “experimental” homes. “We can build a well-designed, energy-efficient home without having to add 15 or 20 percent to the cost,” says company co-owner David Sinkey. “We know it’s not about living with less – it’s about living better.”

$6500 Homebuyer Credit – Now’s The Time To Buy

Ever since the federal government extended the first-time homebuyer credit and added a $6500 credit for other buyers, there’s been lots of confusion.  Luckily, there is an abundance of great information, including that provided by Boulder Realtor Jennifer Egbert of Walnut Realty.  In her recent “awesome breakdown” of the tax credit, she reminds us that now may just be the time:

Listen, home prices are stabilizing.  Interest rates are at historic lows.  If you have given ANY THOUGHT to purchasing your dream home, now is a KILLER time to be doing so.

Former homeownership record (you must have owned and lived in your home for at least five out of the last eight years), income (no more than $125,000 single/$225,000 joint), and contract dates (under contract by April 30, closed by June 30) are key to this credit, which covers domiciles from condos to townhomes to single-family homes.

What Will Life and Home Mean in 2010?

At Boulder Creek Life and Home, we know that home isn’t home without lifestyle…and life isn’t life without home. As we look forward to the new year, what will be the biggest trends in life and home? We venture to make some predictions:

Green: not just a buzzword any more It seems like everyone has been jumping on the environmentally friendly bandwagon, but in 2010 we predict that this trend will gain some staying power. Adopting eco-friendly lifestyle choices like hybrid vehicles, renewable power, and energy-efficiency doesn’t just sound cool…it saves money, which means it fits perfectly into the more financially-conscious decade we’re entering. And maybe we’re biased, but we think our energy-efficient, green building techniques will withstand the test of time.

Kitchen as home So much of the life of a home is in the kitchen, and these cost-conscious times mean the kitchen will be a more important gathering place than ever. Look for increased emphasis on in-kitchen dining and functional, fun kitchens like the ones offered in our patio and townhomes.

Inside/outside We’re lucky enough to live surounded by some of the country’s most beautiful scenery. While interiors become more comfortable than ever, we predict a renewed emphasis on outdoor recreation in 2010. That means hiking, biking, and taking advantage of everything Boulder County has to offer.
