<p>Nancy Patch was doing what she loves – riding her bicycle in Louisville – when she discovered the single-family patio homes designed and built by Boulder Creek Builders at the new Steel Ranch community. “I had no intention of moving at that time. I was planning to wait until my youngest son graduates from high school, and then right-size,” she says. “But I was so impressed with their floor plans – as an interior designer I am very familiar with floor plans.”</p>
<p>An advocate of the “not-so-big-house” philosophy, she related to the builder’s use of “well thought-out spaces that are functional – the opposite of McMansions. I liked that it was aesthetically pleasing, with taller ceilings and how the spaces worked together.”</p>

She staged it and worked with a Realtor® to price it right. “I had a contract in less than two weeks. The success of my being able to move on this house at Steel Ranch was my Realtor pricing my home right. [You have to be] realistic and willing to stage your home, and put a little money into fixing it up.”</p>
<p>Patch loves the Louisville area. “It’s so well located to get on the highway to Denver, to the airport, to Boulder. I’m a biker, and there’s great riding here.</p>
<p>“The people at Boulder Creek Builders have been so great. You feel you really matter to them, that they genuinely care about getting you a home that works for you. As a buyer, you get a lot of flexibility in choosing your finishes.”</p>
<p>She chose the Harmony floor plan for her home. “I love it because the common areas – the kitchen and living room – look out on to the park. It’s a good value, especially because of its phenomenal location.” </p>
<p><strong>Low-maintenance lifestyle </strong></p>
<p>Another reason Patch was motivated to buy a patio home at Steel Ranch was that the house requires so little maintenance. “I can do something with my Saturdays other than take care of the yard,” she says. Sales Manager Bill Besher agrees. “Our homes allow people to live the Colorado lifestyle that everyone wants – with lock-and-leave convenience, and a low-maintenance lifestyle with no more  weekends mowing the lawn or shoveling snow. <p>Tom and Vicki Glassburn are happy to be moving to Creekside from the town of Monument. They will be closing on their new home on June 17. “We’re tired of nine months of snow,” Vicki says.</p>

According to Metrostudy, which provides market information to the housing industry, in 2010 Kingsbridge ranked fourth in sales in the Front Range territory that stretches from Longmont to Castle Rock. With 25 sales for the year, Kingsbridge sold just three fewer than the leader, which had 28 townhome sales in the Front Range.<br />
And, in Boulder County, Kingsbridge captured first place in townhome building permits and sales.</p>
<p>“These are amazing numbers,” says Paul Gortzig, sales and marketing manager of Boulder Creek Life and Home, builder of the Kingsbridge Townhomes. “Our buyers choose Kingsbridge as their place to live because of the wonderful location, superior construction practices and attractiveness of the architecture. We are very excited for 2011 as we continue to lead the region with great values and low-maintenance, energy-efficient living.”</p>
<p><strong>Location is first</strong></p>

She was starting a new job as an operating-room nurse at Boulder Community Hospital and needed to settle in quickly. “I have to live within 30 minutes of the hospital because I am on call,” she says. “Convenience is one of the reasons I picked Kingsbridge; I am only about 20 minutes away from work. I just go across the Diagonal Highway.”</p>
<p>The move went smoothly. “Brent Patterson and Bill Besher in the sales office and Boulder Creek Builders made everything quick and easy for me. I even used the mortgage lender they recommended.”<br />
Roberts knew what she wanted. “My four reasons for choosing Kingsbridge were first, location; second, price; third, they’re brand new; and fourth, the great designs. You pay your monthly HOA fee, and they take care of the exterior. I am not an outside, yard- work person. I never know when I’m going to get a call to go to work, and here I don’t have to shovel snow.”</p>
<p>She is pleased with her energy savings, too. “I think it’s good that the homes here are built green and energy efficient. I like the idea of not depleting the environment. My current heating bill is only about a third of what I paid when I lived in Denver, in a place half the size of this place.”</p>
<p>For recreation, Roberts spends time outdoors with her poodle, Sailor, and newly adopted Koa, a retired greyhound. “I like that it’s not completely built-up here – there’s countryside less than a mile away. I can take a five-mile walk with the dogs. Vic’s coffee shop is a mile up the road, and Sailor and I love to sit outside.”</p>

I got everything on my wish list – a  two-car garage, two-bedroom home, 1,500 square feet, not too small, not too huge. The garage is oversized, and I have a truck, an oversized vehicle. I have a storage room in the front of the garage, with an additional 340 square feet. My home was a really good value. If you buy early enough in the building process, you can choose everything you want.”</p>
<p>The townhomes range in size from 1,400 to 1,793 square feet, each with three bathrooms and either two or three bedrooms, and a private attached two-car garage. The architecture is stylish and imposing, with attractive stonework and columns, and a courtyard concept.</p>
<p>Among the many included features are maintained landscaping throughout the community, 8-foot to 11-foot ceilings on the main floor, Tharp oak hardwood cabinets, and low VOC paints for healthier indoor air.</p>
<p>“Homebuyers get excited about the quality of the homes, especially compared to other new construction in the area,” says Bill Besher of the sales team. “Their choices in West Longmont are often limited to older, less efficient homes with no opportunities for personalization. These are not your typical townhomes. People need to come inside and take a look at the single-family living that’s available in these high-efficiency homes. Brand-name companies have gone through cycles of downsizing or simply ceased to exist. The housing industry has been no exception, as major homebuilders have scaled back developments or left the marketplace entirely.</p>
<p>Amidst the turmoil, however, local homebuilder and community developer Boulder Creek Life and Home has stayed the course, focused on creating vibrant neighborhoods with innovative, Built Green® homes and low-maintenance living. And more than merely surviving, the builder has actually found this to be a time of growth and innovation.</p>
